In-house repairs
$95/hr member rate for the fix-it tier — fixtures, filters, hardware, weatherstripping, smart-home devices, minor appliance issues, and similar.
Licensed trades
Plumbing, electrical, HVAC, and roofing are performed by licensed local partners. We dispatch, supervise on-site, and document — billed at partner cost plus a 15% coordination fee, disclosed on every invoice.
À la carte
Guest-arrival preparation, deliveries and contractor access, seasonal checklists, and special requests — quoted up front.
Biweekly option
Shoulder-season homes can switch to biweekly visits at an adjusted rate.
What we don't do
Kilncrest is a home reliability service, not a rental manager. We do not lease your home, advertise it for rent, place tenants, negotiate or execute rental agreements, or collect rent. Everything we do is for you, the owner — including preparing the home for your own short-term guests.

Our roster is limited to eight homes so service quality never dilutes. Current rate is locked for 12 months; pricing for future roster openings is based on home size and visit frequency.

The 30-point walkthrough

Systems & mechanicals

Heat and thermostat verification, water heater, softener and filtration, humidifier, sump, visible plumbing, breaker panel scan.

Envelope & grounds

Roofline and gutters from grade, siding and trim, windows and doors, decks, irrigation heads, snow load and ice damming in season.

Interior & security

Signs of water intrusion or pests, appliance run-check, alarm and camera status, doors and locks, overall condition photos for your records.

Documented visits, in writing

Every visit leaves a record — one your insurer can read.

Homeowner policies typically cover a burst pipe or water discharge only when reasonable preventive steps were taken — heat maintained, water managed, someone actually checking on the home. When a house sits empty with no record of any of that, it's exactly what a claims adjuster questions. Kilncrest turns every walkthrough into evidence.

Timestamped & photographed

Every visit is logged with date, time, and photos — the thermostat reading, the mechanical room, the condition of the home that day.

Preventive steps, on the record

Heat verified, water status checked, freeze risks flagged and acted on — the specific steps insurers expect of a well-cared-for vacant home, documented as they happen.

A running history that's yours

Reports reach you the same day, and the full visit history stays yours — a continuous record that your home was professionally looked after, week after week.
